The Mortgage Loan Officer/Closer is responsible for managing mortgage loans from initial application through closing. This role includes taking loan applications, issuing required disclosures, processing and verifying borrower information, coordinating underwriting, and closing activities, and ensuring compliance with regulatory and investor guidelines. The position requires clear communication with all parties involved and a strong commitment to providing exceptional customer service.

ESSENTIAL DUTIES, FUNCTIONS, AND RESPONSIBILITIES

Loan Origination

  • Take mortgage loan applications and gather preliminary borrower information.
  • Issue initial loan disclosures in accordance with CFPB regulations.
  • Provide guidance to applicants on loan programs, documentation requirements, and the mortgage process.
  • Collect and review borrower documents required for underwriting and approval.
  • Serve as a point of contact for borrowers throughout the loan process, answering questions about disclosures, loan terms, and timelines.

Loan Processing

  • Review and process mortgage loan files to ensure documentation complies with internal policies and investor (FNMA, FHLMC, FHA, VA, and USDA/RD) guidelines.
  • Verify borrower details, including credit, income, assets, employment, and property information.
  • Maintain detailed, organized loan files and track outstanding items.
  • Collaborate with loan officers, underwriters, title agents, and other third parties to resolve issues and move files forward.

Loan Closing

  • Prepare accurate and compliant closing documentation, including Closing Disclosures and funding packages.
  • Coordinate closing dates and logistics with title companies, attorneys, and borrowers.
  • Confirm that all loan conditions are satisfied prior to closing and disbursement of funds.
  • Perform post-closing tasks, including submission of documents to HUD, recording of documents, and proper file storage.

Other Duties

  • Provide superior customer service throughout the loan process.
  • Communicate professionally with applicants, real estate agents, and third-party service providers.
  • Maintain compliance with applicable federal and state laws as well as lending regulations.
  • Exhibit exemplary attendance and punctuality.
  • Comply with company policies and procedures.
  • Perform other duties as assigned.

EDUCATION & RELATED EXPERIENCE

  • A bachelor's degree in business or related field is preferred.
  • A minimum of three years of mortgage banking experience is desirable.
  • Experience in both single-family loan origination and closing processes is desirable.
  • Experience and technical experience with Federal Home Loan Mortgage Corporation (FHLMC), Federal National Mortgage Association (FNMA), Federal Housing Administration (FHA), U.S. Department of Veterans Affairs (VA), United States Depart of Agriculture/Rural Development (USDA/RD)or other equivalent mortgage products is preferred.
  • Current driver's license, acceptable driving record, and reliable transportation are required.

KNOWLEDGE, SKILLS, AND ABILITIES

  • In-depth knowledge of mortgage lending guidelines, disclosure requirements, and compliance regulations (CFPB, RESPA, TRID).
  • Proficiency in loan origination and processing systems; strong computer skills including Microsoft Office Suite.
  • Strong analytical, mathematical, and auditing skills with attention to detail.
  • Excellent verbal, written, and interpersonal communication skills.
  • Strong customer service skills with the ability to manage sensitive interactions with professionalism and discretion.
  • Effective time management and problem-solving skills; ability to handle multiple priorities with minimal supervision.

SUPERVISORY RESPONSIBILITIES AND INTERACTIONS WITH OTHERS

The Mortgage Loan Officer/Closer has no supervisory responsibilities. However, the role will be expected to interact daily with coworkers, customers, and the general public.
